Policies
Helpful guidelines and expectations to make all of our guests' stay more comfortable while you are at our home.
Arrivals and Departures
- Check-in time: 3:00pm - 6:00pm
We will be happy to accommodate a later check-in. Please make these arrangements in advance.
In most cases we are not able to accommodate EARLY check-ins, so please plan accordingly.
- Check-out time: no later than 11:00am
- Only one vehicle parking space is available per room.
- Notification of any medical food allergies or medical dietary requirements must be made at the time of reservation.
Reservations
- All reservations for each season may be made beginning in January of the same calendar year.
- When you choose to make a reservation with us you are making a serious commitment and we ask that you do not do so lightly. Please be sure of your travel plans and make arrangements for your own contingencies.
- As a small, comfortable and historic bed and breakfast, the Josiah Sampson House offers you fine amenities and warm hospitality. In addition, you always have the security of knowing that your reservation with us is guaranteed. Once we confirm a room for you all other requests are turned away. However, the Josiah Sampson House reserves the right to change room assignments providing the assigned accommodation is equal to or better than the first assigned accommodation.
- On reservations of one or two nights or during Summer and Holiday periods, a guaranty of the full amount is required at time of booking.
- A guaranty of one half the amount is required on reservations for stays longer than 2 nights at time of booking.
- For reservations of 3 or more nights, the balance is due 14 days prior to your arrival.
- Reservations are accepted for guest rooms only. There is no reservation for "the whole house," as the innkeepers dwell on the property. Special events beyond registered guest lodging and breakfast, utilizing common areas in and on the B&B property may be planned in advance and would incur additional fees (to be negotiated with innkeepers).
- In order that all guests may enjoy the bed and breakfast-experience they are seeking, we do not specialize in large party rentals and do not accept bookings for more than 2 rooms for any one person/party.
Deposits and Payment
- On reservations of one or two nights, or during Summer and Holiday periods, a guaranty of the full amount is required at time of booking.
- For reservations made within 30 days of expected arrival, a deposit for the full amount due is required at time of reservation.
- A guaranty of one half the amount is required on reservations for longer stays at time of booking.
- For reservations for 3 or more nights, the balance is due 14 days prior to your arrival and will be automatically charged to the credit card provided.
- Reservations must be guaranteed with credit card (securely online or by phone), or cash (in-person only).
- We do not accept checks or money orders for payment.
Cancellation Policy
- A 14-day (or more) notice of change of reservation dates or cancellation is required for a refund of deposit, less a processing fee of $25.00(USD).
- Cancellations of any type, including shortened stays and early departures, received less than 14 days prior to the scheduled arrival date or after arrival are NON-REFUNDABLE
(including stays paid with gift certificates), and in the event of a full cancellation, the reservation is forfeited.
- There are no refunds for early departures or shortened stays within any time frame.
- Because of our small size, cancellations affect us significantly and for this reason we uphold a strict cancellation policy.
- For guests who are unsure of their own travel plans we strongly suggest the purchase of travel insurance that will include coverage for trip cancellations.

No Smoking Policy
- We have a strict NO SMOKING policy on the premises and entire property.
- Failure to adhere to the no smoking policy on the premises will result in a $250 cleaning charge automatically charged to the billing credit card.
Rooms and Grounds
- Each room accommodates only 2 people. Unregistered guests are not allowed in guest rooms.
- Informal or unplanned (with the innkeepers) events or gatherings are not permitted on the premises.
- While the comfort of our guests is of the utmost importance, there is no common area restroom available for outside visitors.
- Most of our rooms contain fireplaces. Fires may not be be made for any reason without explicit approval from the owners.
- Candles may only be used in existing hurricanes and holders on the property.
- Guidelines for safe and appropriate hot tub use are posted and must be observed.
- Out of respect for other guests, we ask all to observe considerate noise levels after 10:00pm and before 9:00am.
Food
- In full disclosure, all food is prepared in a kitchen and with utensils that come in contact with eggs, nuts, nut oils, seafood, latex, and other known allergens.
- All meals are prepared in strictest accordance with state and federal food safety guidelines.
- Meals should not be eaten or prepared, nor food stored in guest rooms. A common dining area and refrigerator are available for all guests.
- A full gourmet breakfast is offered each morning as an amenity for guests only. Those who choose to not partake of the daily meal offering are welcome to enjoy a light continental breakfast (cereal, toast, yogurt, fruit). Please tell us in advance.
- We ask that all involuntary medical dietary restrictions be noted at the time of registration. Because we do not have the full resources of a restaurant, we may not always be able to meet or address last-minute needs.
- Guests are expected to plan and prepare for all personal voluntary dietary restrictions in advance themselves. We are happy to provide recommendations for nearby food service establishments.
Our Policy on Children
- Although we love children, this B&B is designed for adult relaxation and romance; we do not have the appropriate accommodations for children under the age of 14. We would be happy to recommend nearby lodging to meet your needs.
Our Policy on Pets
- Although we love pets and there is a small dog on the premises, we do not have the appropriate accommodations for guest pets.
- We highly recommend a nearby kennel: The Animal Inn, just 5 miles away!
Miscellaneous
- The Josiah Sampson House offers complimentary Wi-Fi internet access, as well as a complimentary shared computer and local phone as an amenity for all registered guests.
- Registered guests may request to invite a guest for breakfast at the innkeeper's discretion and depending upon capacity. These arrangements must be made in advance and an additional charge of $15.00 per guest will be incurred per breakfast.
