Josiah Sampson House Bed and Breakfast : A Comfortable Vacation B&B in Cotuit on Cape Cod : Details

The occupancy tax is 9.7% (= 5.7% Commonwealth of Massachusetts Rooms Tax + 4% Town of Barnstable local rooms tax).
A full gourmet breakfast is served each morning as an amenity for bed and breakfast guests only.
(Outside breakfast guests with at least 24-hour advance owner permission only for an an additional charge.)
The additional charge for the use of the Rebecca's Room small day-bed suite is $50 per night, when available.
We reserve the right to require a two-night minimum stay during our summer season and selected holidays as noted above.
Summer Holiday periods include Memorial Day Weekend, Independence Day Weekend, Falmouth Roud Race Weekend, & Labor Day Weekend.

Reservations

As a small bed-and-breakfast, the Josiah Sampson House offers you fine amenities and warm hospitality. In addition, you always have the security of knowing that your reservation with us is guaranteed. Once we confirm a room for you all other requests are turned away. However, the Josiah Sampson House reserves the right to change room assignments providing the assigned accommodation is equal to or better than the first assigned accommodation.
On reservations of one or two nights or during Summer and Holiday periods, a guaranty of the full amount is required at time of booking. A guaranty of one half the amount is required on reservations for longer stays during regular periods at the time of booking.
For reservations for 3 or more nights, the balance is due 14 days prior to your arrival.
Reservations must be guaranteed with credit card (securely online or by phone) or cash (in person only).
We do not accept personal checks or money orders for payment.

Check In and Out

Check-in time is between 3:00 pm to 6:00 pm; we cannot accomodate early check-ins, so please plan your arrival accordingly.

Please call the innkeeper for assistance with late arrivals; self check-in instructions will be provided

Check-out time is no later than 11:00 am

We provide on-premises free parking for one vehicle per room

Cancellation Policy

A 14-day (or more) notice of change of reservation dates or cancellation is required for a refund of deposit, less a processing fee of $25.00(USD) per room.
Cancellations of any type, including shortened stays and early departures, received less than 14 days prior to the scheduled arrival date or after arrival are NON-REFUNDABLE
(including stays paid with gift certificates), and in the event of a full cancellation, the reservation is forfeited.
There are no refunds for early departures or shortened stays within any time frame.
Because of our small size, cancellations affect us significantly and for this reason we uphold a strict cancellation policy.
For guests who are unsure of their own travel plans we strongly suggest the purchase of travel insurance that will include coverage for trip cancellations.

Miscellaneous

The Josiah Sampson House welcomes children ages 14 and older. We would be happy to recommend nearby lodging to accommodate your needs.
No pets please; please call us for kennel referrals.
The Josiah Sampson House offers Wi-Fi internet access, as well as a computer and local phone for guest use.
In order that all guests may enjoy the bed and breakfast-experience they are seeking, we do not specialize in large party rentals and do not accept bookings for more than 2 rooms for one party.
No Smoking Policy: We are a non-smoking bed and breakfast and we reserve the right to charge any guest smoking on the B&B premises a fee of $250 for special cleaning.

Library Room (1st floor) has one queen-size iron bed and a private bath with shower.
Rose Room (2nd floor) has one queen-size canopy bed and a private bath with shower.
Queens Room (2nd floor) has two twin-size canopy beds and a private bath with shower.
Sampson Room (2nd floor) has one queen-size iron bed with a private bath with tub/shower.
Hannah's Room (2nd floor) has one queen-size canopy bed with a private bath and shower.
Rebecca's Room (2nd floor) has one queen-size iron bed with a private bath and tub/shower.
( Rebecca's Room may also be available as a suite (for an additional fee), with a small adjoining room with day-bed suitable for a teenager or persons of smaller physical stature; both rooms share the same bath.)

All guest rooms have room air-conditioners, and are large, bright, and comfortable.

All rooms at the Josiah Sampson House are Wi-Fi equipped.

Common Areas at the Josiah Sampson House:

The Living Room, a gathering place for our guests, a place to relax and read, watch TV, and play the player piano with over 100 rolls.
The Dining Room, where gourmet breakfasts are served between 8am and 9:30am daily.
Other Common Areas, including the porch (for outdoor breakfasts), main foyer, landing, and butler's pantry for guests, including 24-hour coffee service from our Keurig brewer, guest refrigerator and refreshments, and glassware.
The Grounds, including several bicycles for guests (first-come basis, AYOR, in-town use only), historic garden gazebo, relaxing hot jacuzzi spa with adjustable massaging jets, and gardens blooming throughout the Spring & Summer.
